As a Director of North America Acquisitions within CG's Acquisition team, you will collaborate closely with the Managing Director of Acquisitions, leading the U.S. forestland acquisition and disposition activities. Your responsibilities will encompass sourcing potential properties, supervising forestry and legal due diligence, negotiating transaction documents, and managing all other stages of the acquisition and disposition processes until closing.
Job Responsibilities
- Lead industry outreach and relationship building with key forestland owners and advisors; maintain a strong working knowledge of target properties across the U.S.; and track and report on all material transaction opportunities across the US and Canada.
- Lead, coordinate and document core domestic acquisition due diligence activities.
- Oversee the preparation of Investment Committee materials for qualifying acquisition opportunities, including information regarding transaction scope, cost budget and investment thesis, and present each opportunity to CG’s Investment Committee and any other required committee or body.
- Work closely with CG’s Director of Operations to develop strong working relationships with CG field personnel, managing their engagement on potential acquisitions, including documentation of field due diligence matters and valuation modeling assumptions.
- Work closely with CG’s Executive Director of Resource and Valuation to coordinate forest modeling, inventory verification and GIS activities related to forest due diligence and valuation modeling.
- Work closely with the relevant CG portfolio investment, ESG and Carbon modeling teams, and develop a strong working knowledge of forest-related ESG and responsible investment matters.
- Oversee and assist with acquisition closings—including negotiation, review and completion of definitive transaction documents.
- Participate on CG’s North America Price Forecast Team and work collaboratively with CG’s Forest Economist in developing property-specific price forecasts for acquisition valuations.
- Manage third-party contractors, consultants and advisors as needed to achieve effective due diligence and advisory work related to transaction activities.
- Represent CG professionally at all levels of internal and external interface to support and maintain a positive culture and public image.
Required qualifications, capabilities and skills
- B.S. in Forestry or related field.
- Ten years’ relevant work experience in timberland acquisitions including material and varied acquisition due diligence.
- Proficient understanding of forest economics and finance, and demonstrated knowledge and experience with qualitative and quantitative investment analysis--principles and concepts.
- Strong working knowledge of core North America timberland markets and demonstrated knowledge of forest operations, including harvest scheduling, best practices and regulatory compliance.
- Basic understanding of environmental due diligence reports, land titles and records, and standard operational terms and agreements.
- Comprehensive understanding of forest valuation and appraisal processes and methods.
- Excellent written and oral communication skills as well as presentation skills.
- Proven ability to work collaboratively and effectively with people at all levels.
- Demonstrated project management experience across multiple organizational departments.
