Your role and responsibilities

This role is based in Armonk, NY and will require travel between assigned sites.

Strong leadership, communication, presentation, negotiations, and conflict resolution skills are critical to ensure seamless delivery of all real estate services and to ensure a positive workplace experience.

Responsibilities include but may not be limited to the following.

RELATIONSHIP MANAGEMENT, GRE/CORPORATE REAL ESTATE POINT PERSON

  • Management and lead of client and Global Real Estate resources engagements related to Real Estate initiatives, communication, transformation and change management as required.
  • Ambassador for GRE transformation, strategy, and initiatives inclusive of sustainability and innovation.
  • Coordinate and lead all engagement and status meetings, including but not limited to annual, quarterly, monthly, weekly business and/or real estate operational and business review updates.
  • Provide overviews and tours as required of all assets within the portfolio.

BUSINESS PLANNING AND SOLUTION PARTNERSHIP

  • Accountability for total real estate expense budget, P&L for the assigned portfolio.
  • Portfolio value optimization and efficiency to both client and IBM.
  • Proactively engage business leaders at each portfolio location to develop investment prioritization and provide status updates on the execution of key strategies.
  • Develop fact-based scenario planning and educate the business on context, drivers, and options.
  • Develop and present content for business reviews.
  • Deliver business intelligence and educate the clients on emerging industry trends.

WORKPLACE STRATEGY LEAD

  • Complete familiarity of assigned portfolio.
  • Align on geographic and go to market strategies across all of GRE, Business Units and other key stakeholders and subject matter experts.
  • Review and utilize data and operational reports to identify outliers, opportunities, and garner insights over the delivery of real estate services.

PROGRAM MANAGEMENT

  • Partner with clients to collect and generate requirements and scope for space and investments.
  • Proactively drive more portfolio agility.
  • Participation in client's goal setting and business planning process.
  • Understand the full array of stakeholders, purpose of requests and relationship accountability to avoid duplication of effort, false starts, and confusion.

OTHER

  • Cross-portfolio/regional familiarization for cross-training and coverage opportunities.
  • Cross-functional coverage with facilities management team as needed.
  • Ability to work weekends and off-hours as needed.

RELOCATION

  • There is no relocation allowance for this role.
Required education
Bachelor's Degree
Preferred education
Master's Degree
Required technical and professional expertise
  • 7+ years relevant expertise in the corporate real estate and facilities management.
  • Experience in construction/facilities project management.
  • Experience with budget oversight responsibility.
  • Experience working with executive level management.

Education:

  • Bachelor's degree in real estate-related fields required, Masters Preferred.
Preferred technical and professional experience
  • Superior team engagement and building skills.
  • Ability to travel to portfolio locations as required and needed.
  • Quick thinker, ability to prioritize and assess and respond to issues and identify possible solutions.
  • Master of Corporate Real Estate (MCR) - CoreNet certification.
