Description
APPLE INC has the following available in Austin, Texas. Oversee construction project initiatives including conceptual budgeting and scheduling, and logistics planning. Lead, planning and delivery of Construction programs across multiple markets in the Central US Region. Provide budget analysis, value engineering, and obtain internal approvals for capital funding. Utilize the Apple design guidelines and provide guidance to the design team for implementation. Meet with internal engineering groups, operations, and business units to resolve detailed construction project requirements. Engage design professionals, including architects, engineers and specialty consultants to review plans, specifications and construction drawings to ensure all program requirements and business requirements are met. Review lease terms and collaborate with leasing management to obtain all necessary approvals for terms such as commencement dates, lease durations, rent, maintenance operating expenses, landlord responsibilities, access requirements, early term exit or extensions and restoration. Engage and maintain positive working relationships with local government jurisdictions and departments to ensure site entitlement, permits and plans for all planned and active development and construction meet project goals. Engage general contractors for competitive bidding and negotiation. Develop Request for Proposal scopes, support pre bid meetings, pre bid site walks, and address RFI questions during bid process. Review construction-related proposals, and change order requests from the consultants, general contractors, suppliers and subcontracts. Prepare and present comparative analysis prepare bid levelling, conduct post bid interviews, prepare letters of recommendation for Award with Procurement, Award, execute Master agreements and purchase orders. Create and maintain project budget and schedules with program milestones in Omniplan or Primavera. Create Monthly baselines, look ahead schedules, and integrate all vendor schedules and milestones with master program schedule. Track program budget with commitments, invoices and cashflows. Coordinate and oversee the installation of furniture, fixtures and equipment for each project. Work with commissioning agents on development of sequence of operations. Manage the closeout process, lead warranty issues and turnover the project to facilities team. Frequent travel to run projects and coordinate local teams. Domestic Travel Required 50%, International Travel Required 25%. 40 hours/week.
Minimum Qualifications
  • Master’s degree or foreign equivalent in Construction Management, Civil Engineering or related field and 4 years of experience in the job offered or related occupation.
  • 2 years of experience in each of the following skills is required:
  • Managing/ evaluating construction project schedules using Microsoft Project and Primavera P6
  • Managing/ evaluating construction project budgets using customer specific cost books
  • Estimating construction costs and vetting Architect or General Contractor cost quotes
  • Leveraging Contracting and Delivery Methods, Guaranteed Max Price, Lump Sum, and Time and Material NTE within construction contracts
  • Inspecting construction sites to ensure delivery in accordance with project specific quality requirements
  • Identifying and implementing opportunities for cost or schedule savings within construction projects using quantitative/qualitative analysis and Six Sigma tools
  • Developing and refining Key Performance Indicators and Continuous Improvement tools to measure/improve project cost, schedule, quality and safety performance
  • Using construction software such as Procore/BIM360 to manage and evaluate project submittals and Request For Information (RFIs)
