Your key responsibilities


As an Associate/ Senior Associate within Real Estate Valuation team, you are likely to perform a range of tasks associated with the appraisal and review of real estate assets.

In your role you will:

  • Provide internal valuation support to the assurance department relating to financial reporting.
  • Critically examining appraisal reports and challenging key assumptions for accuracy, completeness, and adherence to relevant standards and guidelines. The review includes asset performance, cash flow analysis, capital market assumptions, and other metrics and providing supporting documentation in order to assess the current valuation of the portfolio.
  • Liaise with auditors, asset managers, investment teams, and third-party appraisal firms and/or advisors to facilitate the review of external valuation reports. This includes formulating and posing intellectual questions to the respective parties.
  • Perform extensive market research to understand and analyse the market conditions in order to drive assumptions and assess the value of the assets.
  • Advises on real estate related matters through your real estate expertise and knowledge to other departments.
  • Provide valuation opinions in real estate related transactions and purchase price allocation.
  • Liaises with other EY international offices to set and ensure that appropriate procedures and methodologies are used when valuing assets.
  • Travel overseas to perform site inspections if necessary.
  • Oversees ad hoc requests or special projects at the request of stakeholders.

Skills and attributes for success

  • Strong Excel, Word, and PowerPoint skills
  • Essential financial modelling skills
  • Ability to conduct analysis, research, and reporting to interpret, validate, and reconcile data
  • Excellent business English skills - both writing and verbal
  • Strong numerical and analytical skills, with a demonstrated aptitude in quantitative and qualitative analysis
  • Intellectual curiosity


To qualify for the role, you must have

  • A bachelor’s or master’s degree in real estate or accounting
  • At least 1-3 years of relevant work experience in the fields of property valuation or real estate related industries
  • Strong real estate knowledge, including broad market fundamentals
  • Strong knowledge on the concepts of accounting, finance theory and analysis, risk and return, capital budgeting and financial strategies, statistics, and forecasting
  • Strong interpersonal and communications skills, with the ability to build internal and external networks
  • Strong work ethics and the ability to adapt to new challenges in a collaborative team environment

Ideally, you also have

  • CPA or CVA (Chartered Valuer and Appraiser)
  • RICS or SISV or other real estate qualification
  • A proven record of excellence in a merger integration, acquisitions, divestitures, carve outs
  • Ability to multi-task and manage shifting priorities in a fast-paced environment
  • Strong attention to detail and ability to work both independently and in a team environment.
  • Experience gained within another large professional services organization
