Key job responsibilities
• Key job responsibilities:Partner with Business Development leads on developer and partner engagements, negotiations and deal closing.
• Serve as the key interface with development partners or land owners from contract execution to building handover.
Main competencies include:
• Assist Business Development leads in evaluating land and building/land acquisitions.
• Assist in negotiating and managing project entitlement process from acquisition through project permitting and handover.
• Coordinate and prepare the conceptual and pre-construction budgets.
• Engage with internal teams including Legal, Design Engineering and Construction Management and external Developer teams to incorporate project requirements into contract agreements.
• Support / Manage Amazon requirements in the Development Partner’s procurement of project delivery teams.
• Manage and update development budgets through the construction phase.
• Support/ Manage the procurement of project permits and approvals.
• Supervise and approve change requests affecting budget and time.
• Have ownership of project budgets and schedule. Track hard and soft costs for land, infrastructure and building and manage governance of change requests.
• Regulate on-site inspections of progress & quality.
• Lead role in project closeout and handover to internal customers.
• Support / Manage the contracting of Property Management Services in advance of site acquisitions.
• Plan suitable site solutions such as demolition, monetization where applicable for Amazon owned properties.
• Assist in Build to Suit or Leasing activity by establishing site and floor plans, proposed specifications, construction budgets, and schedules.
• Manage regular and escalation engagements with developers to communicate the company’s expectations and oversee the timely completion of milestones set forth in each development contract.
• Conduct regularly scheduled project meetings as appropriate to ensure the timely completion and adherence to the scope of each project.
• Provide Project updates on active projects as requested.
• Lead the Project team in closing out development deliverables and coordinate site handovers.
• Monitor trends in the local construction market including pricing of materials and labor.
• Research design, and construction alternatives and value engineering opportunities that will enhance Amazon data center developments without compromising functionality or life cycle costs.
• Interface and develop working relationships with various public agencies.
• Understand contracted obligations and deliverables in our development contracts. Updating and amending as necessary.
• Understand & convey the inherent risks associated with a particular project.
• Be the interface between the development partners and internal stakeholders.
• Business Travel: 20-30%Mumbai, MH, IND

• 10+ years of total work experience in the construction, datacenter, or real estate industries.
• 5+ years of experience related to the delivery of Industrial construction projects.
• 5+ years of experience in General contractor sourcing, including vendor selection, negotiations, contracting and supplier performance management.
• 8+ years of total work experience in an external facing role, managing commercial relationships with developers or investors of Real Estate.
• High level of proficiency in MS Project, ACAD, MS WORD, and MS EXCEL
• Be able to read and interpret construction related drawings for all disciplines.
• Experience managing schedules and costs in complicated multistory developments.
• Excellent written and oral communication skills.

• Bachelor's Degree in Architecture, Construction Management or Civil Engineering (or 10+ years’ experience in lieu).
• Project Management, Contract Administration, Quantity Surveying or other similar certification.
• Exceptional process management skills with capacity to manage a large number of competing priorities simultaneously and work to tight deadlines.
• Excellent analytical skills with ability to provide big picture insights from granular data.
• Exceptional interpersonal skills including written and verbal communication skills necessary to build effective working relationships and positively influence decision making.
• High level technical knowledge of datacenter infrastructure:
• Relevant certifications such as CDCDP via CNET a plus.
• Ability to work independently and prioritize effectively in a complex, ambiguous and fast-paced geographically diverse portfolio of concurrent projects.
