Job Description:

The Site Operations Specialist is responsible for delivering high-quality, integrated facility services at a site or sub-region, acting as the program manager for the Integrated Facilities Management (IFM) program. This role manages relevant contracts and suppliers for core employee services-including but not limited to IFM, transportation, cafeterias, and building services-and oversees the day-to-day activities of on-site contractors.

The Site Operations Lead interfaces with customers, internal operations teams, and facility occupants to ensure services and assets are operated and maintained according to service level agreements (SLAs), compliance requirements, and organizational standards. The position works closely with internal stakeholders such as the Chief Engineer, Project Managers, System Owners, EHS, and Security, supporting operational excellence, strategic initiatives, and maintaining financial accountability.

Key responsibilities include but are not limited to:

  • IFM Program Management: Serve as the on-site program manager for the IFM program, coordinating vendor performance and ensuring execution aligns with SLAs and service expectations.
  • Collaborate with internal teams to deliver IFM services and drive operational alignment and efficiency.
  • Day-to-Day Operations: Oversee daily contractor activities on-site, supervise projects executed through contractors (internally and externally funded), and interface with customers to guarantee the consistent operation and maintenance of services and assets.
  • Support strategic initiatives to maximize efficiency across all service areas.
  • Campus and Building Maintenance: Oversee maintenance services for campus/building structures, including roofs, walls, landscape, hardscape, pavements, facade cleaning, pest control, and structural upkeep programs, leveraging IFM suppliers.
  • Represent scope areas in infrastructure projects from positioning to room acceptance.
  • Incident Management: Manage incident response and communication activities to prevent service interruptions and ensure continuity of operations. Develop proactive planning and escalation protocols to minimize disruptions.
  • Compliance and Auditing: Ensure facilities, procedures, and service programs comply with all applicable regulations and agency audits. Conduct regular audits of equipment, fixtures, and systems to maintain contractual requirements and consistency with global standards. Maintain audit readiness at all times.
  • Project Management: Provide project management for site services, including requirements gathering, assessments, defining milestones, timelines, deliverables, and quality standards. Supervise renovation roadmaps and participate as subject matter expert for green field developments, mergers, and acquisitions.
  • Financial Oversight: Monitor site operational budgets, capital equipment, and expense budgets. Track accruals, forecasting, and cost analysis to maximize efficiency and hold teams accountable to financial targets. Collaborate with stakeholders to ensure budget alignment for IFM services, repairs, and maintenance. Demonstrate strong financial acumen in operational decision-making.
  • Stakeholder Engagement: Partner with internal teams and external partners to engage with facility occupants, address needs, and ensure proper asset assignment and usage. Build collaborative relationships across all levels and functions, demonstrating excellent interpersonal abilities.
  • Change Management and Communication: Develop and help execute comprehensive change management strategies and communication plans related to projects and services, ensuring smooth transitions and stakeholder understanding.
  • Vendor Coordination: Manage third-party vendors and suppliers to deliver high-quality employee services, using performance indicators and supplier scorecards to measure and drive excellence.
Qualifications:

This role’s responsibilities include but are not limited to:

  • Partner with both Intel and our supplier teams to help keep the facility conditions in working order, both functionally and aesthetically.
  • Participate in repair and upgrade strategic planning for facilities systems.
  • Track issues using identified program tracker. Submit tickets for issues. Follow up on repairs.
  • Partner with Intel's IFM supplier, proactively identifying building maintenance issues to ensure buildings are aesthetically appealing and inviting to employees and guests. Including issues such as lighting, stains in furniture and carpet, ceiling tile replacements, patch and paint. Perform frequent quality audits and document findings.
  • Assist the Intel site REWS Team in keeping the Facilities Condition Assessment database updated. This database is used to drive the creation and funding of a holistic 5 plus year facilities improvement roadmaps.
  • Partner with Intel's IFM supplier, proactively identify landscaping maintenance issues such as, irrigation, tree and plant conditions, sidewalks, curbs, paving, parking lot signage and other exterior facility repairs and maintenance.
  • Partner with Intel's Workplace Services Manager and Intel service suppliers, ensure that workplace services are aesthetically appealing and submit service request tickets as needed. Check in with suppliers periodically to identify any facilities issues.
  • Partner with Site EHS and Site Safety Team representatives, document and escalate utilizing the existing safety structure when observing safety issues such as pallet staging and storage in hallways and office space, abandoned equipment and other office clutter causing egress and fire hazards.
  • Follow up on identified maintenance issues and repairs to completion.
  • Conduct site daily rounds to identify issues, submitting work orders, driving corrections with urgency and assessing quality of the work.
  • Work closely with our building maintenance, landscaping, and custodial management team to achieve site goals.
  • Understand our contract with IFM supplier to better support job responsibilities.
  • Identify on demand projects work related to building and site maintenance.
  • Work with cross site peers to better develop their job roles and responsibilities and BKMs.
  • Perform building audit process with our IFM /Soft Services manager and grade accordingly.
  • Conduct daily rounds of landscaping areas that have been deemed critical to the site (i.e. site entrances, office building entrances, etc.) and if any discrepancies (excessive weeds, overgrown vegetation etc.) are found, escalate to IFM Landscaping Manager.
  • Conduct daily rounds of lighting in each office building lobbies, each cafes and kitchenettes and if any lighting is out, submit WO to have light bulbs replaced.
  • Conduct daily rounds of each site dock and verify that they are clean and relatively free of trash/debris, all dock levelers are operational, bump stoppers are not severely worn, compactors are fully operational, not leaking or blocked and that all lights are operational. Submit WOs for any discrepancies found on the docks that need to be addressed.
  • Conduct daily rounds of main walkway/hallways that typically get the most foot traffic within each office building and verify if the flooring in the areas are clean. If flooring (i.e. carpet) needs to be cleaned or tiles need replacing, submit WO to have it addressed.
  • Continually observe all areas within the buildings, outside and in rear yard for safety issues.
  • Audit the facility service yards for issues, i.e. abandon equipment, trash, debris, wood pallets, etc.

  • Participate in Workplace Response Team (WRT) program compliance. Coordinate covert operations on-site as required.

  • Ensure investigations are undertaken in accordance with Corporate Security standards and Policies and Intel's investigator's Code of Conduct requirements.
  • Develop and maintains contacts with local Law Enforcement Agencies.
  • Make recommendations on security improvements to Site Management.
  • Interface with and support our Emergency Management partners, including periodic coverage.

Module Equipment Technicians perform functions associated with all wafer production including:

  • Operations, equipment maintenance, process, and training.

  • Collects and evaluates operating data to conduct on-line equipment adjustment and ensure process optimization.

  • Responsible for running material in a qualitative way. Also, responsible for preventive maintenance, troubleshooting, spares, and sustaining.

  • Performs operational tasks, preventative maintenance, and/or assists in troubleshooting to determine problems in equipment used in the manufacturing process.


In addition, the Module Equipment Technician is responsible for:

  • Improvement processes, troubleshooting nonstandard events in the production line, and reviewing technological health and stability.

  • May participate in safety forums and Emergency Response Team as required.

  • Work is somewhat complex and is performed within the spectrum ranging from narrowly defined parameters and limited judgment up to highly complex and nonstandard assignments in nature and broadly defined parameters.

Job Description:

The Site Operations Specialist is responsible for delivering high-quality, integrated facility services at a site or sub-region, acting as the program manager for the Integrated Facilities Management (IFM) program. This role manages relevant contracts and suppliers for core employee services-including but not limited to IFM, transportation, cafeterias, and building services-and oversees the day-to-day activities of on-site contractors.

The Site Operations Lead interfaces with customers, internal operations teams, and facility occupants to ensure services and assets are operated and maintained according to service level agreements (SLAs), compliance requirements, and organizational standards. The position works closely with internal stakeholders such as the Chief Engineer, Project Managers, System Owners, EHS, and Security, supporting operational excellence, strategic initiatives, and maintaining financial accountability.

Key responsibilities include but are not limited to:

  • IFM Program Management: Serve as the on-site program manager for the IFM program, coordinating vendor performance and ensuring execution aligns with SLAs and service expectations.
  • Collaborate with internal teams to deliver IFM services and drive operational alignment and efficiency.
  • Day-to-Day Operations: Oversee daily contractor activities on-site, supervise projects executed through contractors (internally and externally funded), and interface with customers to guarantee the consistent operation and maintenance of services and assets.
  • Support strategic initiatives to maximize efficiency across all service areas.
  • Campus and Building Maintenance: Oversee maintenance services for campus/building structures, including roofs, walls, landscape, hardscape, pavements, facade cleaning, pest control, and structural upkeep programs, leveraging IFM suppliers.
  • Represent scope areas in infrastructure projects from positioning to room acceptance.
  • Incident Management: Manage incident response and communication activities to prevent service interruptions and ensure continuity of operations. Develop proactive planning and escalation protocols to minimize disruptions.
  • Compliance and Auditing: Ensure facilities, procedures, and service programs comply with all applicable regulations and agency audits. Conduct regular audits of equipment, fixtures, and systems to maintain contractual requirements and consistency with global standards. Maintain audit readiness at all times.
  • Project Management: Provide project management for site services, including requirements gathering, assessments, defining milestones, timelines, deliverables, and quality standards. Supervise renovation roadmaps and participate as subject matter expert for green field developments, mergers, and acquisitions.
  • Financial Oversight: Monitor site operational budgets, capital equipment, and expense budgets. Track accruals, forecasting, and cost analysis to maximize efficiency and hold teams accountable to financial targets. Collaborate with stakeholders to ensure budget alignment for IFM services, repairs, and maintenance. Demonstrate strong financial acumen in operational decision-making.
  • Stakeholder Engagement: Partner with internal teams and external partners to engage with facility occupants, address needs, and ensure proper asset assignment and usage. Build collaborative relationships across all levels and functions, demonstrating excellent interpersonal abilities.
  • Change Management and Communication: Develop and help execute comprehensive change management strategies and communication plans related to projects and services, ensuring smooth transitions and stakeholder understanding.
  • Vendor Coordination: Manage third-party vendors and suppliers to deliver high-quality employee services, using performance indicators and supplier scorecards to measure and drive excellence.
