Principal Areas of Responsibilities
• Responsible for quality control of data for the Computerized Maintenance Management System (CMMS); Processing and inputting corrective, preventive, and predictive maintenance work orders; Initiate scheduling modules, and generate periodic status and metric reports
• Maintain CMMS system codes – Problem, Activity, Budget, Project, and other related fields
• Maintain asset information – Plant, Fleet, Complex, and Facility records, asset attributes – nameplate information and vendor /manufacture contacts
• Update preventive maintenance activities and schedules
• Process asset change orders and maintain asset management records through review of O&M manuals, DCS diagrams, and as-built drawings
• Track, query, and report on service requests, completed and black-logged work-orders
• Investigate and report on asset failures through query of work-order history
• Track and report on completed and backlogged work orders and other KPIs to be defined in the future
• Perform analysis of CMMS data and inventory logs
• Responsible for periodic deliverables including but not limited to maintenance allocation and heavy workload assets reports
• Participate in Preventive Maintenance Optimization project
• Provide regular training and technical assistance to Operations and maintenance staff in the proper use of CMMS
• Provide new employees with CMMS training to ensure proper understanding and use of the tool
• Integrate, maintain, and update critical and consumable spare parts in the CMMS
• Integrate, maintain, and update equipment list in the CMMS, when new equipment is transferred as a result of a capital project, new information is available (e.g. Criticality analysis, condition assessments etc.)
• Provide support to Maintenance Management team in work activities planning. Maintain vendor contacts, process and track facilities procurement activities
• Coordinate, track, and report on periodic contractor condition monitoring activities including vibration testing, oil analysis, and infrared thermography
• Assist with client’s annual inventory audit of all facilities
• Participate in the development of procedures and tools to organize spare parts inventory
• Track physical inventories, and maintain inventory levels for parts, tools, etc., and ensuring minimum inventory levels for critical parts
• Identify obsolete parts, and coordinates disposal of parts with Maintenance and Operations departments
• Keep monthly inventory up to date, sharing with key staff from maintenance and operations department
• Keep an inventory of shared tools, managing dispatching of tools, inspecting tools condition
• Serve other functions as assigned by supervisor, particularly could be required to help the administrative department from time to time
