THIS ROLE WILL INCLUDE BUT NOT LIMITED TO:Facilities Management- Responsible to plan and execute operations and maintenance in designated buildings to ensure all MEP building systems operate smoothly.- Work with FM partners and specialist vendors to optimise planned preventive maintenance program, ensure safe and quality service of all building MEP and process utility equipment include but not limited to HT/LV switch gears, MSBs and downstead electrical panels, Transformers, UPS, ATS, STS, Generators, VSDs, Chillers, Cooling Towers, Pumps, AHUs, MAUs, FFUs, FCUs, PCW, UP/DI/RO Water Plant, Wet Scrubber, CDA, PVAC, Special Gases, Waste Water System, Fire Protection, Lighting Control System, BMS and AV equipment.- Attend to complaints or / abnormalities and solve the issues timely.- Plan and forecast annual operational expenditure (OPEX) and capital expenditure (CAPEX) for routined and reactive maintenance projects.- Track utility consumption and implement energy management and optimisation programs.- Take ownership and ensuring that the condition and safety of office premises are in compliance with relevant regulatory and group policies and procedures.- Develop concise communications suitable for all levels of management e.g. Incident reports, Feasibility reports, Progress reports, return on investment / cost assessments. PROJECT COORDINATION- Responsible to oversee and coordinate infrastructure upgrading projects associated with office buildings.EMERGENCY CALL OUT- Stand by 24x7 for all emergency alert and call outs.- Maintain register of all call outs and prepare incident reports.- Coordinate appropriate action for rectification including preliminary analysis of fault.- Initiate a system to measure the quality of performance on a quarterly basis.
