Job Summary:

The CMMS Administrator for an Operation & Maintenance (O & M) team will manage the sites Computerized Maintenance Management System (CMMS) to support the daily operations for an O & M team located in Austin, Texas. This position reports directly to the AUS Site Manager and has the sole responsibility to support site leadership and the O&M Staff by tracking, assigning, and monitoring all maintenance activities, spare parts, and reporting to meet all contract requirements.

CMMS Administrator Duties and Responsibilities– Airport O&M

  • Maintaining employee Preventative and corrective maintenance schedules to satisfy contract obligations.
  • Preparing Maintenance reports for past, current, and future assignments
  • Work with local leadership to assign and track all work orders to meet contract obligations.
  • Coordinate efforts with management to assure work orders are delegated properly in the event of employee time off or open positions.
  • Maintaining all employee maintenance records
  • Maintaining and updating site SharePoint files on a regular basis so management can ensure KPI’s are being met.
  • Gathering KPI data from various programs and control room operators and updating all records for required reporting timelines.
  • Assist with parts ordering and management as required.
  • Other duties as assigned or required.

Required Skills / Abilities

  • Excellent verbal and written communication
  • Working knowledge and experience with “Maximo” CMMS software
  • Excellent organization and attention to detail
  • Excellent time management skills, ability to meet short deadlines
  • Ability to function in fast-paced and at times stressful environment
  • Ability to operate within a complex organizational structure
  • Proficient with Microsoft Office Suite or related software

Education and Experience:

  • High school diploma or equivalent required; Associates degree in computer science, IT or related field preferred
  • At least two years of CMMS administration experience
  • Experience working in non-standard office environment.

Physical Requirements:

  • Lifting up to 25 pounds
  • Prolonged periods sitting at desk and working on a computer
  • Moderate walking

  • The starting pay rate for this position is $30.00.The actual wage offered may be lower or higher depending on budget and candidate experience, knowledge, skills, qualifications and premium geographic location.
