  • Leading Green field projects / factory building renovation / Civil alterations – Key Stakeholder in the team for implementing Statutory, Safety, Facility needs by working closely with Vendors / Project Management Company & Project Teams – up till factory operations go live as per the schedule
  • Responsible for the execution and management of the technical facilities including but not limited to air-conditioning system, DG, Electrical Control panels, HT & LT power, STP, RO water, UPS, Transformer, CCTV, fire service, plumbing & drainage, water, lighting system, security system, power supply, audio system and related building works within company
  • Manage renovation / restacking / relocation projects and assist in supervising contractor's work performance.
  • Coordinate with vendors to perform a wide range of facilities related services.
  • Lead facility team to carry out regular repairs and maintenance of plant facilities.
  • Responsible for the execution and management of 6S and House Keeping
  • Monitoring and coordinate with vendors to perform subcontract out services effectively and economically.

Your responsibilities will be to:

  • For projects, such as plant expansion, detail study the scope of facilities and space together with user department to fully understand the overall requirement. And then work out a layout for SCS to quote from capable vendors;
  • Analyse production capacity to work out the requirement of power supply, compressed air and air-conditioning for new plant or for increasing demand;
  • Estimating costs and use of labour, equipment and materials, determining the feasibility of a project.

Supervise and manage the technical personnel at construction sites, and oversee all operations and maintenance activities.

  • Advise management on design and construction, propose modifications to existing designs and solutions, and recommend structural repairs when necessary.
  • Purchase consumable material like lighting tube, diesel, housekeeping materials, etc. and replace on time as per PM WI
  • Daily maintenance all Facility Equipment (FE) related items, like DG, air compressor, cooling tower, AC, control panel, lighting, HT & LT power, AC, etc. No stoppage of production lines / machines due to failure of facility equipment.
  • Any new project related to Facility Equipment, need take lead for drawing making, LOR, vendor discussion, raise Purchase Request, monitor project status and make sure finished on time.
  • Set up Facility Equipment Standard of Process in new site and trouble shoot all FE related issue in plant.
  • Ensure uninterrupted Utility services (Ex.Water, Power, Air) to Factory
  • To ensure the design be complied with gov't regulation, need to work with (or consult) EHS to avoid mistakes and caused costs sufferance.
  • Ensure existing facilities are running efficiently and effectively (tackle special technical problem need time & technical support)
  • Review & update relevant Documents such as Working Instruction or SOP
  • Able to recover sudden shut down of power supply, water and compressed air in short time. (And then analyze the root cause and fix ultimately)
  • Define working process and maintenance guideline, check-list, maintenance record thoroughly.
  • Strong Leader ship skill and responsibility, lead Facility team to achieve target.
  • Familiar with technical know-how and working process, SWS Study & Bottle Neck Cycle time reduction.
  • Constant productivity improvement: include Muda (waste) hunting, Cycle time decreasing, etc…
  • Need to analyse / solve by using Remote /distant support from Mother Plant
  • To optimize technical capability and make justification on new projects with supports from mother plant in other country.
  • Setup Security check-point on every critical areas, install surveillance system to have 24 hours monitoring process; Review CCTV footage regularly and ensuring all CCTV in operable conditions.
  • Ensure zero theft incident in the plant. Conduct Plant Evacuation Drill and Fire Fighting Drill (Once in three month). Conducting Transport & travel agency meeting once in a month and fixing issues
  • Carryout surprise visit to the plant during night time and plant inoperative days and share reports to the Management.
  • Leading plant 6’S’ activities, conducting regular audits / committee meetings, initiate /ensure appropriate action and recognize best zone.
  • Visit & conduct regular audit of external kitchen and ensure completion of agreed actions. Lead canteen committee meetings, closing opening points and sharing meeting minutes to the members. Ensure no short supply / late supply of food.
  • Supervise the security leader/team to conduct routine patrols with team, protect the people and property, look out for suspicious persons, vandalism or hazards.
  • Get support from Mother plant on the preparing, update and review for SOP and 6S technics time to time
  • Key member of management team, responsible to ensure all related functions are monitored and services delivered in a timely and cost effective manner and provide for an environment that will foster the smooth operations

Our requirements:

  • Graduate in Electrical Engineering with 16~20 years or Diploma in Electrical Engineering with 18~22 years of relevant Facility Management in Auto component Industries.
  • Knowledge of understanding the design of property and facilities meet government regulations
  • Able to design and evaluate the costs of fitting works, contract administration and site work supervisor on facilities work
  • Communicate clearly and in a timely manner with co-workers, project managers, and clients. Skill in develop Piping & Instrument Diagrams for various production and utility facilities
  • Knowledge in developing Request for Quote (RFQ) packages for equipment purchase, fabrication and installation services
  • Skill in developing equipment datasheets
  • Skill in developing piping specifications for various pressure classes and fluid services.
  • Ability to support development of cost estimates for modifications to existing facilities and/or fabrication of new facilities
  • Ability to perform basic design and sizing of mechanical equipment such as pressure vessels, piping systems, pumps, utility equipment, safety equipment and other miscellaneous items.
  • Services procurement knowledge.
  • Negotiation skill for better margin.
  • Strategic / Tactical Sourcing expertise.

  • Commercial knowledge on Taxations and statutory compliance.
