Real Estate Programming Architect
You are responsible for
- Ensuring the deployment and implementation of the global Brand Experience of Philips in the various work locations in your region, under the leadership and guidance from the Global RE CoE Partner for Workplace Innovation & Strategy.
- Driving RE (interior) architectural program management & workplace/workforce analysis within your RE region. Key areas of responsibility are:
- Drive and explain PRE workplace concepts, guidelines and ways of working;
- Deploy standard processes for workplace programming, assess capability maturity & ensure rigorous execution: monitor, control and report deployment & process performance;
- Define functional needs analysis and performance specifications (value engineering) of RE design and construction solutions;
- Interview regional business stakeholders on functional needs in office and R&D environments;
- Act as the liaison towards the Procurement (IMS) team for alignment on topics such as value engineering and performance specifications;
- Lead functional design specifications and align with Philips stakeholders and external service suppliers (architects and engineers);
- Act as the RE liaison toward the Philips Brand, Communication & Design team in your region.
- Spearheading the articulation of functional design and performance specifications, workplace innovation and value engineering (in collaboration with IMS) of the Philips workplaces of the future;
- Driving functional expertise & capability building, implementation of global processes and providing training/ information about our global workplace concept to local internal and external parties.
- Supporting the regional PRE team (Transaction Management, RE Construction Management and Regional Head or HR) in pre-programming activities;
- Being a team player consciously representing Philips in all interactions and being able to continue to build team engagement and energy. Support strategic initiatives and changes.
You are a part of
The regional Philips RE organization, working side by side with the RE Construction Project Managers and reporting into the Regional Head of Real Estate. You will also have a functional reporting line into the Global RE CoE Partner for Workplace Innovation & Strategy to ensure consistency of ways of working, innovation and deployment of Global RE workplace -standards, -solutions and -strategies.
To succeed in this role, you should have the following skills and experience
- Minimum: bachelor’s degree in architecture, interior design or engineering. Additional relevant professional qualifications are beneficial to be successful in this role.
- 5-10 years of experience in program management and/or project management, preferably in a corporate environment, with additional skills in office design.
- Proficient in working with design software (AutoCAD, Revit or comparable) and able to transfer to MS Word formats and PDF.
- Extensive experience in driving interior project programming (($20M+) to smaller, complex capital projects) with alternate workplace solutions.
- Proven track record in defining functional needs analysis and performance specifications (value engineering) of RE design and construction solutions.
- Proven track record in space planning, occupancy planning and (technical) due diligence of office and office/lab buildings. Experience in workforce analytics is preferred.
- Experience in change management and working through projects that require change management with energy and drive to lead changes in ways of working is preferred.
- Proven ability to drive international programs (projects will be local to regional portfolio) & change initiatives working with global colleagues across a matrix environment.
- Proven stakeholder management skills and the ability to successfully influence decision makers, always acting with business integrity and within Philips Governance Structure.
- Confident self-starter with the ability to run projects with minimal oversight, but at the same time acting as part of a global team (with peers in other regions).
- Critical thinker who takes value in finding solutions and working through challenges. Experience in Risk and Contingency management a plus.
- The ability to travel (domestic and international) is required for this position, approx. 25-50% on average.
