Core Responsibilities
- Manage the end-to-end lifecycle of construction projects, from conceptual design through completion, ensuring they meet quality, budget, and timeline.
- Oversee the planning, design, and construction of all company facilities, ensuring projects are completed on time, within budget, and to the highest quality.
- Develop and maintain a rich database of project information and benchmarking for constant reference and guidance in decision making with a mindset of constantly seeking opportunities for ‘best industry practice’.
A Typical Day:
- Oversee and manage a variety of projects simultaneously at various scales.
- Manage all facets of construction project management (budget, schedule, procurement, quality & risk) for real estate construction projects, including planning, design, construction, occupancy and closeout. Overarching responsibility of ensuring projects meet budget and schedule.
- Responsible for developing the scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.
- Identifies project delivery resources (external vendors) through individual project qualification process; conducts request for proposals (RFPs); completes bid analysis and leveling; leads evaluation interviews, recommends resources to project team for selection.
- Establish, own, and maintain strong relationships with external partners, including contractors, suppliers, and regulatory bodies.
- Collaborate cross-functionally with stakeholders, such as Real Estate, Workplace Operations, Security, AV/Technology & Finance.
- Implements communication plans for meetings and written reports/meeting minutes to keep stakeholders and project resources informed. Facilitates project meetings.
- Accountable for project documentation governance aligned with Airbnb requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.
- Accountable for tracking progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances.
- Assess change requests “viability and scope” to determine impacts to scope, budget, schedule, quality and risk, make recommendations, and issue change orders.
- Identifies complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
- Demonstrates and communicates a knowledge of projects & project management within the context of business results (business case, business risk, etc).
- Engage in continuous improvement initiatives to evolve our design and construction processes.
Your Expertise:
- 8+ years of relevant design & construction management experience
- Bachelor's degree and/or equivalent related experience.
- Have a background in architecture, interior design, engineering (MEPS), construction project management, or have directly managed tenant improvement projects at a rapidly expanding tech company.
- Ability to travel domestically and internationally as required (up to 25%).
- Experience in all aspects of Procurement, including negotiating contracts and managing vendor performance to ensure delivery of high-quality services and materials.
- Ability to influence a broad range of internal and external stakeholders without exercising formal authority.
- Ability to remain flexible in an ever-shifting company, and prioritize ruthlessly to deliver maximum business impact
- Ability to read and understand architectural drawings. Knowledge of construction means and methods and the architectural design process.
- Knowledge of project scheduling, durations of design and construction phases, ability to create project schedules in Smartsheets or other software such as Microsoft Project.
- Understanding of leases & architectural and construction contracts.
- Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups.
- Ability to motivate and negotiate effectively with cross functional colleagues, Airbnb leadership, and other internal groups to take desired action.
- Strong interpersonal and team building skills - ability to work with a diverse team and impart change across functional and business boundaries
- Requires in-depth knowledge of financial terms and principles. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.
- Capable of handling multiple projects in a fast paced environment. Oversee and execute a variety of projects simultaneously, ranging from small refreshes to large scale buildouts.
- Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions within a growing matrix organization. Draw upon the analysis of others and makes recommendations that have a direct impact on the project.
- Drive and implement Operational Excellence initiatives to improve end-to-end project delivery.
This position needs to be based in the San Francisco office 40 hours a week, or as required by the business needs for the role.
