Job Responsibilities:
- Develop strategies and execution plans to achieve the objectives outlined in client mandates and fund guidelines.
- Assist with the development of strategy/fund documentation, including private placement memorandum, partnership agreements, investment advisory agreements, and other investment documentation as well as execute capital raising plans
- Evaluate and oversee the acquisitions, asset management, development, and disposition activities, including sustainability integration within the strategy, to ensure client/fund objectives are achieved
- Evaluate, review, and implement multi-year strategies for the portfolio, including hold//sell recommendations
- Manage liquidity requirements of the portfolio, including determining distributions, reserves, and additional sources of funding
- Manage risks within the investment portfolio, including exposure, concentration, counterparty, tenant, leasing, credit, interest rate, foreign currency, political, etc. risks and interfacing with internal control parties
- Review the annual business plan, leasing plan, capital and development program and operating budgets presented by asset managers
- Assist with capital raising through directly interfacing with prospective and existing clients, consultants, client advisors, client portfolio managers, and relationship managers throughout the capital raising lifecycle
- Review investment strategies, markets, portfolio performance, and portfolio updates/reports to prospective and existing clients, client portfolio managers, and relationship managers
Required Qualifications, Capabilities, and Skills:
- Minimum of 15 years of institutional real estate acquisitions and asset/portfolio management experience across multiple sectors, including living, industrial/logistics, office, retail, and/or hotel with strong experience/track record in value-add/opportunistic strategies
- Minimum of 10 years of investing in several primary Asia Pacific real estate markets
- Working with internal transaction teams as well as a variety of local joint venture partners and operators, both publicly listed and privately held, and third-party service providers such as asset managers, property managers, leasing agents, appraisers, etc.
- Investing and working with real estate development and renovation projects
- Track record of successfully raising capital from global institutional investors, consultants, family offices, and private wealth channels
- Sound analytic skills sound investment judgment
- Leadership and internal/external relationship building skills
- Ability to train, supervise, coach, and develop junior team members
- Thorough understanding of real estate investment structures, open/close-ended, SMAs,
- Ability to work collaboratively in a team environment, a self-starter with ability to work on multi-task
Preferred Qualifications, Capabilities, and Skills:
• Fluency in Japanese and Korean is a plus.
Location: Hong Kong or Singapore preferred. Extensive travel within Asia Pacific markets required.
